Required Fire Certifications for Buildings in NSW

The Environmental Planning and Assessment (Development Certification and Fire Safety) Regulation 2021 outlines legal conditions for development certification and fire safety requirements. Annual Fire Safety Statements (AFSS)

Within the Environmental Planning and Assessment (Development Certification and Fire Safety) Regulation 2021 a key aspect of building fire compliance is the issuance of fire safety statements. These documents, crucial for existing buildings, confirm that an accredited practitioner (fire safety) has thoroughly assessed, inspected, and verified the performance of each fire safety measure on your property.

Coastal Fire Services assists in preparing both types of fire safety statements:

Annual Fire Safety Statements: Issued annually, this statement encompasses all essential fire safety measures specific to your building. It verifies that our accredited practitioner has inspected and confirmed the compliance and performance of all measures, providing you with an assurance of ongoing safety.
Supplementary Fire Safety Statements: Issued at regular intervals as specified in the fire safety schedule, these statements focus on critical fire safety measures in your building, ensuring consistent compliance.

Australian Standard 1851

AS 1851 is an Australian Standard that outlines the requirements of the routine service procedures of fire protection systems and equipment. The Standard covers a wide range of fire detection and suppression systems including extinguishers, hydrants, alarms and more.

It outlines a Routine Fire safety Inspection schedule to inspect and maintain all fire safety measures ensuring that they are in optimal working condition. Our range of services adheres to all relevant aspects of AS 1851 so you can have peace of mind that you’re protected at any given time.

Short Term Rental Accommodation (STRA)

The NSW Government has established Fire Safety Standards for Short Term Rental Accommodation (STRA), encompassing all necessary fire safety regulations applicable to residences offering short-term rental accommodations. Our team has extensive knowledge of the latest standards for STRA, covering Airbnb and holiday rental properties.

Fire Safety Certificates

Fire Safety Certificates are issued by or on behalf of a building owner on the completion of a development. The certificate confirms that qualified fire safety personnel have installed and checked all fire safety measures.

DA Fire Building Reports

A Development Application (DA) is prepared for local councils to approve building on a specific area of land. The Environmental Planning and Assessment Act 1979 outlines that a council must not approve development in bush fire prone areas unless the development application complies with Planning for Bush Fire Protection (PBP) requirements.

The Bushfire Assessment Report accompanies your DA Report and is required where there is a proposed development on bush fire prone land. Fire safety Building Surveys ensure that your building is compliant with legislation surrounding fire safety. These surveys include identifying evacuation points and escape routes for occupants and visitors of buildings. Fire Safety Audits

Fire Safety Audits include a review of all documentation and measures involved in ensuring your building is compliant with Australian fire safety standards. All owners, fire auditors and fire safety providers must uphold these standards.
